What would make you want to spend more time downstairs? A comfortable place for a movie, a bar and lounge for friends, room for the kids to spread out, or a connection to your outdoor living spaces? Maybe the biggest improvement would be laundry and storage that finally work well.

We want to know who will use the space and what your home is missing. A workout area, a guest bedroom and a family hangout ask different things of a layout. We help you work out which uses belong together and where a little separation would make everyone more comfortable.

Then we work with the basement you actually have: its light, ceiling heights, stairs, plumbing and mechanical equipment. Those conditions help shape the design, from where the rooms go to how the ceiling and built-in elements come together.

The people behind the work

We’re Jon & Haley.

We look at the possibilities downstairs together, with both design and construction experience informing the plan.

Haley, our NCIDQ-certified interior designer, leads the design process. She works with you on how the rooms relate, how the space should feel, and the lighting, materials and storage that support it.

Jon brings his own design expertise, an architectural background and hands-on building experience. He contributes to the layout, proportions, ceiling treatments and custom details, working through how they fit the existing structure and how they will be built.

Jon also leads the work on site. When something needs resolving during construction, he understands the design intent and considers how the decision will affect the space you’ll live in. We stay involved from the first ideas through the finished work.

Our process

How your project moves forward.

You should understand what we’re planning, why it makes sense for your home and what it will cost before committing to construction. We work through those questions with you in stages. After construction, we check in and remain available for questions about the work and warranty coverage.

Initial phone consultation

We talk about your home, goals, broad budget and timing to see whether the project is a good fit. We’ll need photos of the existing space before the call.

Paid site consultation

We visit your home, look at the existing basement and discuss the possibilities and constraints.

Design & preconstruction

Under a project-specific design & preconstruction agreement, we develop the layout, selections and scope with you. We explain the options and refine preliminary budget ranges toward a construction proposal.

Construction

After the fixed-price construction agreement, with any remaining allowances identified, is in place, we schedule the work, coordinate the trades and carry the design through the build.

A few things to know about planning the space downstairs.

What should I budget for a basement remodel?

The amount of finished space, existing conditions, layout, plumbing, cabinetry and materials all affect cost. We discuss a broad range during the phone consultation and develop the budget as the design and scope become more defined.

How do we decide what to include?

We start with the uses that would make the biggest difference to your household. Then we look at what each one needs in terms of space, privacy, light, plumbing and storage. That helps us weigh a larger shared room against separate areas and see how features such as a bathroom or bar affect the budget.

What do you consider before finishing a basement?

We look at how you want to use the space alongside its existing condition, ceiling heights, mechanical systems, plumbing and access. Any moisture concerns and constraints need to be understood as part of planning the work.

Do I need a plan before contacting you?

No. Tell us what your household needs from the basement, even if you’re unsure how it could all fit. Haley leads the design, with Jon contributing his design and building perspective. Photos help us understand where we’re starting; they’re required before the phone consultation, but you can send them after your initial inquiry.

What happens after the phone consultation?

If the project is a good fit, a paid site consultation lets us look at the space together. The consultation fee varies with project complexity. Design and detailed estimating follow under a separate, project-specific design & preconstruction agreement.

We work in Peoria and nearby Central Illinois communities. Include your project location so we can confirm whether your home is within our service area.
